    Messy in the advice. I had to steer the advice direction myself. Quoted prices and realisation did not match each other (in reality much more expensive). Insufficient support on the application to the mortgagee. Slow settlement. No idea why that had to cost four and a half grand in advice and brokerage fees. Out of proportion given the delivered.
