How will house prices evolve?
In terms of house prices, we had been experiencing an upward trend since 2013. This briefly stopped in 2022, but since 2023 house prices have been slowly rising again. The rate at which the house prices are rising does seem to be slowing down in the second half of 2025.
What is the Home Value Meter based on?
The home value meter answers the question: how much is my house worth? The home value meter is based on information from the "Basisregistraties Adressen en Gebouwen" (BAG) and data on transactions. The result of the home value test gives a rough estimate of what a house is worth based on objective data. This valuation of your home can help you determine the selling price of your property. Please note that this is an estimate. The final sales value of a property is determined by the market. Again, it is never possible to calculate this value with 100 percent certainty. I do not think the value coming out of the home value meter is correct, how is that possible?
Our Home Value Meter uses reference properties to determine the home value. Unfortunately, in the case of recently built new homes, the house value may be lower than the reality. This is because there are not enough comparable properties to properly estimate the value. We recommend using a real estate agent or an appraiser for a valuation.
